Steel Shed Rental Terms

We are proud to offer our venue to the Jamestown community and surrounding areas. Our goal is to ensure your event is a success, and we strive to maintain a clean and organized facility. The building is rented as is; while we make every effort to provide a clean venue, we cannot guarantee it will be 100% spotless.

Rental guidelines

  1. Reservation deposit: A $100.00 deposit is required to reserve the facility. It is due when the reservation is made and is non-refundable. You will be invoiced for the balance of the rental fee.
  2. No early or late access: We do not allow access to the building the day before or the day after your scheduled rental. If you need access for setup or decorating, you must book the Additional Setup Day. There are no exceptions to this policy.
  3. Age requirement: The renter must be at least 21 years of age.
  4. Legal liability: The renter assumes full legal responsibility for any underage attendees who consume alcohol during the event.
  5. Security: For events with 150 or more attendees, security personnel must be present at the renter’s expense, and proof must be provided before the access code is sent.
  6. Maximum capacity is 250 people.

Rental fees

  • Admission-based rentals: $600.00 per day (12-hour maximum), including setup, event time, and teardown. Applies to events where attendees are charged an entry fee.
  • Non-admission rentals: $400.00 per day (12-hour maximum), including setup, decorating, event time, and teardown. Applies to personal gatherings where no entry fee is charged.
  • Pre-event setup day: $200.00, up to 6 hours, for access the day before your event. Must be selected at the time of booking.

Payment

The deposit is due at the time of reservation, and you will be invoiced for the remaining balance: $300.00 for non-admission rentals or $500.00 for admission-based rentals, due five (5) days before your event date. Payments may be made by money order, cash, or online.

Access to the facility

An email with a PIN code for building access will be sent by 8:00 PM the day before your event. The code is active starting at 6:00 AM on the day of your event.

Cancellation and refunds

A full refund will be issued if you cancel at least seven (7) days before your event. Cancellations within seven days of the event will have $100.00 deducted from the rental fee before the refund is issued.

Facility rules and cleanup

  • Empty all garbage cans, including bathrooms, and remove all trash from the facility and the front of the building. Renters provide their own trash bags and paper products.
  • Sweep all floors, mop spills, clean restroom toilets, and wipe down, sweep, and mop the kitchen as needed.
  • Return all chairs and tables to their carts and racks in the storage room.
  • Nails, tacks, and staples on the walls are strictly prohibited and will result in denial of future rentals.
  • Items left behind are discarded within 24 hours of your event.
  • You must be cleaned up and out by the designated time. If HHI staff must clean after your event, including returning tables and chairs, an additional cleanup fee will be charged.

Facility equipment and amenities

  • Chairs: 96 plastic chairs and 75 banquet chairs on rolling carts in the storage room. Chairs are inventoried before each event.
  • Tables: eighteen 54″ x 108″ rectangular tables and seven 60″ round tables.
  • Kitchen: refrigerator, stove, microwave, ice machine, and food warmer. Do not remove any items; a $200 fee applies to missing or damaged items.
  • Restrooms: recently renovated, with a baby changing station and a private changing area. Damage will result in a $200 fee and/or loss of rental eligibility.
  • Stage: please do not let children play on the stage.
  • HVAC: set to 72°F and locked. It turns on at 8:00 PM the night before your rental and off at 11:00 PM on the day of your rental.
  • Wi-Fi: guest Wi-Fi is available with no password.
  • Lights: switches are beside the main entrance. Exterior lights turn on at dusk and off at 11:30 PM.

Other important notes

  • Noise ordinance: all events must end by 11:00 PM, and the building must be vacated by 11:30 PM.
  • Parking: no parking on the kitchen side of the building because of the septic lines.
  • Security cameras: the property is under 24/7 video surveillance, inside and out.
  • Closing: make sure all kitchen doors are firmly closed and all lights are off before leaving.

Any damage, unreturned equipment, uncleaned areas, or additional time may result in denial of future rentals.
